Description
1} - Sales & Promotion & Rental Affairs Tasks :-
1- Formulating the Mall Business Plan and setting clear objectives with a fiew to establishing the strategic positioning of the Mall .
2- Ensure proper tenant mix in the Mall in line with business strategy , the market demand and to achieve desired footfall .
3- Develop Sales Plan to identify new clients and negiotiate with prospective tenants to maximize the Mall income in line with the Business plan to insurethat we will reach to the maximum Mall Occupancy.
4- Constantly evaluating the retail tenancy mix and customr services within the Mall with the clear aim of providing the customers with a superior shopping experience .
5- To participate in designing and managing the General Events Promotions & The Marketing Promotional Activities which are conducted co-operatevely with the Tenants in order to increase the customer footfall thus incressing the tenants Sales Achievements during these ocassions.
6- To ensure that the windows to the Mall are well maintained and reflect the current Promotional activities as per the agreed Promotional Calendar.
7- To hold the regular monthlyu meetings with the Tenants Managers to agree with them about their participation percentage in the promotional Campaign total expenses
2 }- The Operational Tasks :- such as :-
A ) – The Security Tasks :-
1- To ensure that the Mall is kept secure and protected at all times
2- To ensure the presence of security guards at all times as per the designated contract
3- To monitor the effectiveness of security guards and br reported back regularly on their performance to design the proper required Training Courses to them according to their Training Needs .
B ) – The Maintenance and The Housekeeping Tasks :-
1- To ensure that all Fire Exits are kept clear and are maintained to City Municipality guidelines at all times .
2- To ensure the removal of waste items and garbage from the site at required intervals
3- To oversee the Housekeeping Standards throughout the common areas of the Mall such as the Rest rooms, Prayer rooms, Communal passage ways, Lobby areas, Entrances and Car Parking
4- To ensure that all the Mall Maintenance issues are dealt with directly and efficiently in line with company Maintenance policy and according to the routine Maintenance Schudle including Air Conditioning , lighting , lifts,and Escalators etc.,
5- To conclude the contract with the Pest Control reputed companies to present their services to our Mall to exterminate the harmful pests from the Mall area and buildings.
C ) – The Financial & The Administration Tasks :-
1- Develop and impliment approved procedures and systems to ensure smooth Co- ordination and Co-operation among various internal departments to faciliate the Mall business
2- The Consideration of the Tenants Demands and Complaints and working to remove the Complaints reasons and to respond to their demands within the legal and contractual obligations .
3- To prepare , review and adjust the Annual Financial Budjet to the Mall various activities and departments and monitor the departments performance against Budget.
4- To accurately record Footfall into the Mall as well as The Tenants Sales figures on a daily basis.
5- To exercise Cost control in all aspects of the job and making recommendations to the Operations manager where savings can be made.
6- To ensure that mall stationery and cleaning items are ordered / purchased as required and that adequate stocks are held at all times
7- To maintain up to date files on all Legal Documents pertaining to the Mall such as Signage Licenses, Municipality Licenses, Sale Approvals etc.,
8- To manage TradingTenant activities and ensure they adhere to the terms of their Leasing Contracts
9- Follow up the Collection of the monthly Rent from the Tenants
